Dear reader,

I’ve got some different ideas for this newsletter. Currently, Real Estate Investing Intelligence is a national newsletter where I can talk about issues from Hawaii to Puerto Rico. However, I’m thinking about focusing instead on two specific markets—the two where I actually invest—Austin, Texas, and Rochester, New York.

These two markets are diametrically opposed in their market dynamics and how they return capital. However, investor interest in these two markets seems to fly in parallel. Everybody wants a piece of the action.

Austin is a low-yield boom-and-bust town with the Texas State Capital, tech jobs, and a world-class university. Rochester is a dynamic rust-belt city currently booming with $200k houses that can’t stop selling for $300k and an average rental yield of 9.1%.

My thought is this. I can provide way more value to you if I dedicate this newsletter to those two markets. I’ve spent years understanding and investing in them.

Your opinions on this transition would be quite helpful. Click on this survey to give me your thoughts and get founder’s pricing once I launch: https://tally.so/r/wdBZAK
